A Schedule of Condition is a vital tool for both landlords and tenants to determine how a property should be left at the termination of a lease as one example.

Schedules of Condition record the state of a building at a certain time and identify any necessary repairs or decoration. They are often used when a landlord and tenant wish to agree on the recorded condition of a property subject to a full repairing lease.

They are also used where the tenant has a liability for ongoing maintenance and repairs but is not required to deal with any outstanding repairs that were evident at the time the lease was taken.

Before preparing the report and carrying out the inspection, BNE will submit costs and indicate clearly which parts of the building will be examined and which areas are excluded.

Your Schedule will be a clear, easy to understand document with accompanying photographs to illustrate key points. The BNE inspection would normally cover those parts of the building which are easily accessible and does not include mechanical and electrical services and drainage.

However BNE let you know if they believe it is advisable to carry out more extensive investigations. On your behalf BNE can commission separate reports (including Asbestos Surveys) to give you all of the information you need.
