The premises are inspected by the BNE Building Surveying Team and who will undertake a thorough examination of the internal and external fabric and, where necessary, a separate report will be obtained on the specialist services such as the mechanical and electrical installations, lifts and drainage etc.
Any outstanding works of repair or maintenance and decoration will be recorded and, where appropriate, incorporated within a planned maintenance programme which will be prepared in consultation with you.
Once the programme has been agreed, BNE will prepare a Specification of Works which is put out to competitive tender before overseeing and monitoring the works through to completion.
BNE regularly employ specialist contractors on their clients’ behalf to ensure that regular maintenance works are undertaken and the costs can be properly apportioned.
Where you have a responsibility for maintaining parts of the building fabric and external areas under the management provisions of a lease, BNE will advise on your liabilities and costs.
