Asbestos In Property Surveys

The BNE Building Surveying Team can keep you compliant with the 2006 Control of Asbestos Regulations. Are you aware that the Health and safety Executive can enter premises and ask to see your Asbestos register at any time?

If you are responsible for commercial premises, the regulations place liability on you to initiate and maintain an Asbestos register. By advising you on compliance with the regulations BNE can help you to avoid possible legal action.

The aim of the regulations is to reduce the number of deaths from exposure to asbestos which can cause cancer following exposure to just one fibre.

With a thorough knowledge of construction, BNE can advise you where asbestos is most likely to be found, arrange for asbestos surveys to be carried out and, where necessary, arrange for asbestos removal. In some instances asbestos does not create a health risk and may be left providing it has been properly identified and noted.

Working closely with asbestos consultants, BNE can initiate the following surveys:

Type 1 Asbestos Survey

This is a basic survey of a property to ascertain if asbestos is likely to be present – It does not include destructive testing or sampling. It is typically visual and is undertaken to enable a 'presumption' to be made although the presence of the asbestos cannot be confirmed or ruled out.

Type 2 Asbestos Survey

This involves a survey of a building by a qualified asbestos surveyor and includes the taking of samples which are checked in a laboratory. Where applicable these are added to an Asbestos Register and noted. Samples taken are those which are presumed to contain asbestos and which would have been identified in the Type 1 Survey.

Type 3 Asbestos Survey

This is the most intrusive of the surveys involving full invasive sampling. It is typically undertaken where there is the likelihood that asbestos could be present where works are expected to be carried out. All suspect materials are properly checked and logged and the appropriate measures taken before any building work commences. This survey is usually only undertaken prior to a major building refurbishment or demolition.
