One of BNE’s manufacturing clients in Corby occupied two nearby, but separate commercial properties with an aggregate rateable value of £45,250.
Asked to advise on their rates liability, Chris Noble recommended an appeal to merge the two assessments. Despite being separated by a common roadway, he negotiated a single revised assessment of £37,250, thereby obtaining an 18% reduction in their rates liability.
Chris commented that ‘this was one of the more complicated rating appeals, for which there is case law supporting a merger of separate properties depending upon their proximity and the way in which the ratepayer operates from them. Each case depends upon the facts, but this case demonstrates that as well as a complete grasp of the local commercial property market, a thorough knowledge of rating case law is required to obtain maximum savings for ratepayers’.
